Masar Destination is a mixed-use real estate development under construction in Mecca, Saudi Arabia. The developer is Umm Alqura for Development and Construction (UAQ), one of the companies owned by the Saudi Public Investment Fund. UAQ officially announced the destination on 28 June 2020. The master corridor is described as 3.65 km long and 300 m wide, leading to the Masjid al-Haram. Another project overview describes a 3.6 km length over a 1.25 million square meter site, positioned as a western gateway to the Holy Mosque area and framed as part of Vision 2030.
Location and access are central to how construction packages stack up across the corridor. One investment guide places the destination 550 meters from the holy squares of Masjid Al-Haram. It also states Masar is 100 meters from the Haramain High-Speed Train station and 70 kilometers from Jeddah city. The same source says the project extends between the Third Ring Road (Uthman bin Affan Road) and the First Ring Road (Abu Bakr Al-Siddiq Road), and includes two Makkah Metro stations (Station A and Station B). These interfaces with roads, rail, and metro shape scope boundaries for contractors and raise demand for coordinated MEP, wayfinding, and crowd-ready interior fit-outs as buildings move from shell to operational readiness.
Construction Packages: Towers, Hospitality, Retail, and Public Assets
Hospitality is a defining driver for the project’s packaging and fit-out intensity. In October 2022, Masar Destination closed a $2 billion deal to construct seven towers including 1,300 hotel rooms, announced at the Future Investment Initiative. The CEO has also stated Masar will include 24,000 hotel rooms and 13,000 residential units by completion, alongside an expectation of hosting 158,000 visitors annually. A separate market view echoes the 24,000-room expectation for Masar and frames it within a wider pipeline, noting approximately 22,800 hotel rooms are under development across 35 projects in Makkah.
Other components broaden fit-out demand beyond hotels. One project breakdown states 117 hotel towers with 40,000 hotel rooms, plus 82 residential towers with 13,687 apartments and 59 serviced apartment towers with 13,113 units. It also cites 318,000 square meters of commercial space with 1,395 retail shops, and describes Masar Mall as the largest shopping center in Makkah. Civic and religious assets are also listed, including King Abdullah Mosque spanning 141,000 square meters and a modern hospital costing up to SAR 1 billion. Each asset class implies distinct interior scopes, from retail unit splits to back-of-house systems and high-throughput public areas.
Schedule signals and citywide capacity constraints help explain why fit-out capability matters. One guide states the project officially launched in January 2022, with infrastructure completion reaching 99.77% by November 2024 and full operation expected by the end of 2025. In wider Makkah activity, a talent-focused analysis says that as of early 2025 the city accounted for roughly 18% of Saudi Arabia’s active high-rise construction value for buildings above 20 storeys. In parallel, the Royal Commission for Makkah City and Holy Sites has awarded six development plots totaling more than 2.7 million square meters, tied to SAR 13.3 billion in investments, including two sites near Masar with an estimated cost of roughly SAR 6 billion.
